    The premium for a homeowner’s policy is based on the location of the home, the value of the home, the age of the home, the fire protection available, and the loss history of the home and the occupants.  While these determine the rate there are other items of interest to underwriters which can cause them to modify the premium or deny coverage.  These items include but are not limited to the presence of wood burning devices, aggressive animals, dangerous sports equipment, and general poor maintenance.
