    Unless you have a roof exclusion on your homeowners policy a roof is covered for the perils of the policy. Perils would include fire, wind, hail, weight of snow, lightning, falling objects, vandalism and potential water damage if caused by a bursting pipe. The homeowners insurance policy does not cover normal wear and tear. Also wind in some areas may have an exclusion or a separate deductible.

    A homeowner’s policy covers damage caused by a specified peril. A roof is often treated differently from the rest of the residence. Where the residence may have replacement coverage, insurance companies will often limit recovery on a roof to the actual cash value of the roof. This recognizes the much shorter life of the average roof.
